What is an FHA Loan and how does it work?

FHA loans fell off the map for a few years after the rise in home sales and prices back, but in 2005, when the market took a slide down, they made a return and have been around helping prospective buyers purchase homes ever since.   When the value of homes in the 1990’s were at an all time high, they exceeded the loan limits, making them less popular.  

How does an FHA Loan work?  Just remember that it does not guarantee approval for a loan, it is an insurance to your loan.  This insurance serves as a cushion for lenders when they face the risk of a buyer putting down less than 20 percent on the purchase of a new home.  The lender can only do certain things with the loan, without approval from the FHA.  They can take loan applications, process the loan, and underwrite and close the loan. 

The loan does hold limits on how much they can insure the loan for.  But, as of January 1, 2009, the maximum mortgage limit in higher priced areas is 115% of local median prices, not to exceed $625,500. The maximum conforming loan limit is $417,000 for single-family residences nationwide.  Depending on your area, your limits may be different, this is something your lender can help you with.

 
FHA loans are a good option for you if your credit is less than perfect, or you don’t have as much money saved as you would like.  Don’t let those factors stop you from moving forward and starting your life in your new home.  These loans give you options even when you have had financial hardship in the past.  You can qualify for an this loan 2-3 years after you have filed for bankruptcy, as long as your credit history has been good since the bankruptcy was discharged,  if you have gone through foreclosure, but have maintained excellent credit since the last date of your foreclosure.  If this is the case, check all credit reports before applying for any type of loan, to insure that you will be qualified.

This rate, compared to a conventional, adjustable rate loan, hardly adjusts, which is good for people who don’t have as much money as someone applying for a conventional loan, mortgage insurance is included in the FHA loan, instead of being paid out of the borrowers pocket.  Borrowers are allowed to finance 96.5% of the purchase price, and if you combine this with other loans, you may not have to pay anything out of pocket for the down payment.  Which in turn will save you more money to pay the mortgage on your new home.

If you are in the market for a new home, but feel you don’t have the means to qualify for a conventional loan, speak with your lender and realtor today about how you can qualify for an FHA loan, and if it is the best option for you.  Don’t let your past mistakes hold you back from having the home of your dreams, always remember you have alternative options.

The FHA loan is like any other loans, there are different options out there so that they can appeal to many different buyers. When many people think of this type of loan they think of one product and while all of these loans are insured by the Federal Housing Administration, there are some differences in the interest rates as well as in who may qualify for them. The different FHA programs ensure that just about anyone get buy a home today.

FHA Loan Options

The most common type of FHA loan is the fixed rate mortgage, also known as section 203 (b). These loans have the same interest rate and it does not change during the term of the loan. This type of loan insures the lender for the total amount of the mortgage in the case that the buyer defaults and requires a smaller down payment on the loan than a conventional mortgage would typically require. When you get a fixed rate loan of this type you can anticipate having to put down about three percent of the total amount that is being borrowed. Many borrowers like the fixed rate option because it offers them the same interest rate, and therefore the same monthly payment, for the entire term of the loan. With the fixed rate option you can choose between 10, 15, 20, or 30 year terms.

For those that don’t find the fixed rate FHA loan option appealing they may want to look into the adjustable rate mortgages, also known as Section 215. The adjustable rate mortgages or ARM’s are a great deal for those that are looking for a very low interest rate in the beginning. If you are only going to live in the home for a few years this can be a great option because you can take advantage of very low interest rates, which will keep your monthly payment lower than it would be if you had purchased the same house at a fixed interest rate.

The Federal Housing Administration also has a couple of great programs such as the Teacher Next Door and Officer Next Door FHA loan programs. These programs are extended to teachers in the United States as well as police officers. If the home is financed with an FHA loan the teacher or officer is only required to put a $100 down payment on the home and they receive a 50% discount. The program is part of the Housing and Urban Development program and it can help teachers and police officers in many areas of the country to buy a home for the first time, especially because it is known that teachers and law enforcement offers are not all that well paid based on what they do for a living. Not all homes will qualify for this program, only homes that have been acquired by HUD will qualify, but there are some really great houses out there that teachers and police offers can purchase for very little and with very little out of pocket at move in.

As you can see, there are different loan options offered by the FHA so that just about anyone can get into a home and experience the pride of home ownership. If you have always believed that you could not buy a home you may want to look into one of these loan programs. There are many mortgage brokers out there that would love to help you buy a home.

FHA loans are pretty unique in that they permit a homebuyer to use a relative to help them qualify for a home even if that relative will never live in the home. They are in effect a non-occupant co-borrower.  The normal conventional loan is more stringent on this type of qualification which is why it works well for FHA loan financing.

 The relative who will not occupy the property is primarily assisting the owner-occupying relative qualify with income, not their credit score or history. All borrowers will need to qualify on credit.
 As a result there is a lot of popularity in FHA loans. The amount has increased by 300-hundred percent from a year ago. Moreover, The Federal Housing Administration (FHA)  stated earlier in the year, specifically May of 2008 that they will  permit non-occupying co-borrowers on FHA mortgage refinances.

This is a very significant guideline, to permit a non-occupying co-borrower to assist a relative in need to refinance their home. Numerous loans were steered away in the prior year, when trying to refinance out of their variable rate mortgage that was adjusting higher. Many instances with prospects possibly saving $200 a month or more were not approved because their income was not sufficient for FHA refinancing eligibility. Without the change, it could have put many homeowners into a worse position, such as foreclosure, if they were not allowed to refinance and lower their mortgage payments.

For non-occupant co-borrowers in a FHA refinance transaction, it is available for both cash-out refinances for debt consolidation or simply refinancing the existing loan amount. Although, for cash-out refinances are limited to a maximum of 85% of the property value on loans with non-occupant co-borrowers.

With mortgage rates being lower than they have been in decades, now is a great time to consider refinancing. It is a fast and easy way to save yourself money every month, starting right away and lasting for the life of your mortgage. It also gives you the opportunity to consolidate debt and take out equity on your home. Even if you have a lower rate with a government insured loan, you can still refinance FHA loans.

If you have a conventional loan and would like to convert it to a government insured loan, you can do this through refinancing as well.

One of the first things that you should do if you are thinking about refinancing your FHA mortgage is to consider why you want to refinance.

Do you want to lower your monthly payments? Do you want to consolidate your mortgage with other debts that you may have such as college loans, home equity loan, etc? Or have you paid off most of the principle on your mortgage and you would like to take out some cash? Your reason for refinancing will determine the type of refinance FHA loans that you will want to apply for.

A basic stream lined FHA refinance is perfect for people that are just looking to lower their monthly payments with a newer, lower rate. This type of refinance is quicker and easier and requires a lot less paperwork. If you currently have an FHA loan and have made your payments on time, you will most likely qualify for this type of refinance. There are no income verifications, or appraisals necessary if you opt to apply for this type of loan.

If you have paid off some of the principle of your mortgage, another option for you may be cash out refinance FHA loans. Taking out the equity that you have put into your house may be a good way for you to pay off some other bills, often at a lower interest rate than many other types of loans. You should just make sure that you can afford your new monthly payment. Only take out as much as you can afford to pay back.

Once you decide why you want to refinance, you can determine what type of refinance FHA loans you should look into. In order to get the best deal, regardless of the type of loan that you are applying for, you should always shop around to get the lowest rate. There are many options out there and it is important to make sure that you get the one that is right for you and your finances.

What can you do if you cannot afford to buy your own home? Then you should start thinking of getting a loan. However, most conventional loans may still become unaffordable, especially if your credit performance is nowhere near excellent. It gets worse when you’re just earning an average income. So what should you do?

If you think your current financial standing isn’t going to bring you closer to your dream, then you should learn more about FHA Loans.

So, what makes this type of loan different from conventional loans?

FHA loans are still provided by different financial institutions. The only difference is that the Federal Housing Administration insures loans made by the qualified borrowers. In case of default in payments, the government will absorb the loss of the lending company.

Aside from that, they are not that strict as to who can qualify for the loan. Even if you have history of bankruptcy or foreclosure, you will still get loans with good rates. To know if you are qualified, check out their conditions below:

You must have a steady or rising income for the past 3 years. Any debts due within those periods must be paid or settled accordingly. You should be capable of making a down payment of at least 3% of the purchase price. You should be able to afford to make payments, which is equivalent to 30% of your monthly income. You must have at least 620 for your credit scores to be approved easily. If in case you have been bankrupt, application should be done 2 years after; provided that you have been responsible in making timely payment from the time of discharge of debts. If in case you have had history of foreclosure, it should be at least 3 years old; provided that you have made timely payments for 3 consecutive years prior to application of loans.

 

As you can see, there is a huge difference from the conventional loan qualifications. The waiting time for those who have undergone bankruptcy and foreclosure is longer. And low credit scores are acceptable.

In terms of the property, FHA loans have their own qualifications. Before you can purchase the property, it must undergo an FHA appraisal. This is not your conventional appraisal (wherein only the value of the home that is ascertained). The appraisal would involve a thorough inspection to ensure the property is in good condition. Once everything is good, it will receive the stamp of approval from FHA and you will also be allowed to purchase it.

Many people have already discovered the benefits of FHA loans. One need not to worry much about raising their credit scores up before they can get loans. However, this does not mean you can miss payments already. Doing this could forfeit your chances of getting the loan.

This loan also lessens your down payment. 3% percent is very low compared to the usual 20% requirement. Moreover, you do not even have to get a private mortgage insurance if make this kind of payment.

Finally, the great thing that you can get from FHA loans is that you can pay-off your debts whenever you have the money. You do not have to wait for you loan term to end before settling the debt. Plus, you will not be penalized for making the prepayment.

     A Federal Housing Administration loan or FHA is the original residential loan product. FHA was created in June 27, 1934 and since then has helped many American families achieve their dream of home ownership. This loan began to lose its favour in the late part of the 1990s due to home values soaring upward, but has recently rebounded.

     These days, FHA does not make or guarantee loans but it insures loans. The insurance removes or reduces the risk that lenders have to face when homebuyers give less than twenty percent of the amount as deposit.  

     If you have a less than satisfactory credit standing and report, this kind of loan might be good for you since this does not restrict people who have financial difficulties from applying. Below are some benefits in a FHA loan:

1. People with a bad credit standing can avail of this loan much easily than applying for the more common type home loan.

2. It has a lesser interest rate and lower down payment. In most home loans, those who have a low credit rating will be required to pay a higher down payment, but in FHA, they are not required to do so.

3. The processing and approval time is faster because of the insurance provided by the Federal Housing Administration.

4. Mortgage lenders are more confident in grating you loan because of the insurance from the FHA.

5. The down payment will be ranges from as low as three to five percent for this loan.

6. In a bankruptcy case, this loan can be acquired within two to three years after the bankruptcy date discharge as long as you maintain a good credit since you have been discharged from your debts.

7. As long as you keep your credit in good standing after a foreclosure, you can avail of the FHA loan two to three years from the final date of a foreclosure.

8. The adjustment rate of interest is lesser or none at all since the rate is within .125 to that of a conventional loan.

9. A mortgage insurance is added into the loan, meaning that a premium of 1.5 percent is added to the loan balance instead of paying it out of your pocket. A small percentage of the insurance premium mortgage is also added to your monthly payment, but lesser than private insurance mortgage premiums.

10. Since it is around since 1934, the FHA will continue to protect your home. In the event that you encounter financial hardships after home purchase, you will have several options available to keep your home and avoid a foreclosure.

     Since January 1, 2009, borrowers could finance 96.5 percent of the purchase price and put down 3.5 percent on it. In some cases, when this loan is combined with other types of loans, there could be zero down payments for you.

     An FHA loan is for anyone who wants to avail, but those buying a home for the first time and low to moderate-income buyers often use this. However, there are no limits to qualifications for this loan.

Being credit-free is great but it has its disadvantages. Without a record of credit, it’ll be difficult to make an application for a loan from standard lending companies. And without a record of credit, the bank has no credit score to review and check whether you are fit for credit or not.

The good news is, you can still keep that clean credit report and be able to sign up for a loan. The FHA enables you to apply for credit with non-conventional credit institutions. In the FHA loan qualifications, it indicates that signing up for a loan is possible even if you do not have trade lines with the 3 major credit bureaus.

As a potential borrower, you are needed by the FHA to submit 3 credit references from the two groups of non-conventional credit resources. The first group is made of utility payments including electricity, gas ; and rental payments. This group is given more weight and is a good indicator of your creditworthiness. The second group, on the other hand, is consists of payment to day care, bank records showing increased savings over time and insurance payments.

The FHA will also look into your work. You have to have a stable job during the past 2 years and show the agency that you can manage your payments. To begin your request, you have got to submit the following requisite documents : evidence of residence including all your addresses during the past two years ; employment history ; and income tax returns or W2 for the previous two years. Also, if you’re a former veteran, you’ve got to include your discharge papers in the documents to be submitted to the FHA. These documents will indicate your fiscal position in the past 2 years. The FHA will appraise and measure your credit standing based mostly on these credit references.

in summing up, the FHA can grant you a loan even if you don’t have a credit history to support your creditworthiness. Having mentioned that, you must pay your bills on time, prove that you’ve a stable employment and you are responsible enough to meet your financial obligations. So you see, you still have credit options even if you do not own a Visa card or an automobile actually. Making an application for credit with the FHA is easy but you’ve got to take note that you have to take care of your financial reputation otherwise, you can lose this advantage altogether.

FHA loans are a great option for first time homebuyers on the house hunt, as well as current homeowners who are looking to refinance their current mortgages. These loans offer low down payments, as well as low interest rates, which helps keep monthly mortgage payments low. This type of financing, which is insured by the Federal Housing Administration (FHA), also has more lenient credit and income qualifications than most other home loans. Even potential borrowers who have less-than-average credit scores may still be able to qualify.

Loan Eligibility

It is typically easier to qualify for this type of financing, compared with other types of home loans. While the FHA does have lenient credit score and income requirements, most lenders require that applicants have a credit score of at least 620 to qualify. The FHA also requires that applicants have a clean credit history of at least twelve months, meaning they have had no delinquent mortgage payments during the twelve months preceding their application. The house an applicant wants to finance must be his or her primary residence, which means they plan to live there at least six months out of the year.

Loan Requirements

This type of financing requires that the borrower make a down payment on the home being purchased, as well as monthly mortgage payments. The down payment can be as low as 3.5%, which is much lower than down payments on most other home loans. Applicants will also have to pay an upfront mortgage insurance premium on the loan, which is currently equal to 1.75% of the loan amount.

Before the loan can be closed, an appraisal will need to be done on the home to ensure that the home meets all of the minimum safety standards that the FHA requires and to document the value of the property. Borrowers also will be required to escrow their homeowner’s insurance and property taxes, which ensures that everything is paid up to at least one year.

There is interest on the loan, but it is typically lower than conventional loan rates. And borrowers can opt for fixed interest rates so that their rates remain unchanged over the life of their loans and their monthly mortgage payments are consistent. This option would be especially good for borrowers who have had credit issues in the past.

Loan Refinance

For a current homeowner, refinancing with an FHA loan could lower his or her interest rate, which could also lower the monthly mortgage payment. Refinancing also gives homeowners the option of changing the terms of their loans. They can extend the length of their loans or change from adjustable rates to fixed rates, which could save them thousands of dollars in the long run. With the cash-back refinancing option, homeowners can take out a loan for a higher amount than the amount needed to pay off their current mortgage and use the rest to pay off large bills or cover other expenses. There are no restrictions on how a homeowner can use the cash.

Apply Now Before Requirements Change!

This type of financing offers several benefits and has relaxed guidelines. A borrower who does not have a lot of money for a large down payment can still become a homeowner with this type of loan. Current homeowners can save money every month by refinancing and getting lower interest rates, as well as receive cash back for other financial needs.

The Truth About FHA Loan Requirements

 

The idea that FHA loans are for those with bad credit is simply not true. FHA loan requirements state that credit must be good, and no recent derogatory credit. It’s important to know what the FHA loan requirements are before you being the process and apply for an FHA loan. Banks want to know that you have the ability to repay your loan, so if your credit isn’t what they are looking for, they will move to looking at any assets you have.

 

If you have no credit, and you aren’t sure where to start, you can become a co-applicant on an account, or in other words be added to someone’s account who has established credit. While I don’t encourage making a habit out of this, it can help you get something on your credit history. There is risk in this, as anything could happen at any time, an no one is exempt from job loss or hard times. Being a primary applicant you can’t remove yourself since you originally applied for the account in your name, but you can always be removed as a co-applicant or secondary borrower on a credit card. Remember, just paying your bills on time is not the only way to keep your credit healthy. You can also drive your credit score down by maxing out your lines of credit.

 

Once you are able to get some credit, you will able to move toward paving the way to your fulfillment of the FHA loan requirements. The guidelines are always subject to change, and they have become a little more stringent than they were a few years ago, so keeping up with the knowledge of the market is always essential as well. Avoid the mistakes that can affect your buying power for years to come. Making bad credit decisions can limit your options, so think of credit as a tool, not a joke.

 

Your credit score will also need to meet the FHA loan requirements if you want to buy a home. If you are a first-time homebuyer then you will need to plan on how you much money you can bring as a down payment. With a credit score of 620 or better, you can start with as little as 3.5% down, but if your score is 580 or better you will need to come up with at least 10% down. This was a fairly recent change, but rightfully so. The idea behind this change was to get the homeowner to invest more into the home upfront. Statistics show that those who put more down on the home are less likely to default on their loan.

 

Your credit score is a picture of your creditworthiness and is accessed by the lender to determine your creditworthiness. Believe me, banks and lenders what you to be able to meet the FHA loan requirements so that they can make loans for you. When they don’t have loans to close, they aren’t making money. They also have to look at things from a business standpoint, and their guidelines help to put everything in perspective.

Will a Short Sale Show up on Your Credit?

Short sales are not something that are reported, and that is because they are arranged differently by the bank. The short sale is actually “debt forgiveness”, in the lender’s eyes, therefore the short sale will not show on credit. So, the term “short sale”, will not be on your credit report.
